Beautiful and historic 1940's home overlooking Hemlock lake and the historic St. Michael's Mission in Conesus. This secluded home is tucked away from it all, and to use an old cliche, is truly off the beaten path. The home was masterfully crafted into the hillside within a wooded area and has a gorgeous view overlooking the other mission buildings, and a stunning back porch vantage point over and across Hemlock lake. It'll take your breath for a moment, and once here you'll surely feel inspired to write home! Home is mission style, brick, modernized, and tastefully restored with a flare for the artistic. There are some original stained glass windows, beautiful paint and woodwork, hardwood floors, and custom baths for that special sort of pampering. Historically the home was used as the nunnery portion of the mission, and while the pictures don't quite tell the story, a personal visit will. * Home is furnished with a basic kitchen setup service for 12, large outdoor bbq grill, TV, microwave, keurig, etc. Basic linens, wifi, electric, water, recycling, and trash are accounted for as well. On site there are 50 picturesque acres to explore, a pavilion for small or large gatherings, and ample parking. Site could be used for events, although at current the property is only being used for residential purposes, so as a visitor here you'll pretty much have the run of the place while you step into the feeling of timelessness. While you're here, visit the Hemlock Canadice State forest with it's 6684 glorious acres within walking distance, and another 150 acre nature conservancy directly across the street. A creek runs behind the property and allows access to paddle out to the lake if you have a kayak. The private dock has a 9ft wide X 20ft long platform with a table, chairs and an umbrella making it great for swimming, fishing or just lounging. It has an excellent view of almost half of the lake. (Lake Frontage: 10 foot right-away). There is cart in the garage for your use to easily transport coolers or other items to the dock which is a short walk (about 300 feet). Cutaia Development LLC is not responsible for damages to/from a pet on the property. 4. OCCUPANCY. Occupancy is restricted to no more than 10 persons. 5. DISRUPTIVE BEHAVIOR. Absolutely NO house parties allowed! We maintain a family atmosphere for the quiet enjoyment of neighbors and other guests. We rent only to families, couples and responsible adults. Guests who misrepresent themselves and/or Guests who are disruptive will be required to vacate the property immediately without refund. 6. DAMAGE/RESERVATION DEPOSIT. The deposit is NOT applied toward rent; however, it is fully refundable within 14 days of departure, provided the following provisions are met: a. No damage is done to cottage or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in refuse containers outside and soiled dishes are cleaned and placed back in appropriate cabinets. d. All doors and windows are locked. e. All charges accrued during the stay are paid prior to departure. f. No linens are provided, so remember to bring and remove your own. 7. PAYMENT. An advance payment equal to 50% of the rental rate is required to reserve dates. The advance payment will be applied toward the rent. Please make payments in the form of bank money order, cahiers check, or personal check, made payable to Cutaia Develop LLC. The advance payment is not a damage deposit. The balance of rent is due 30 days before the arrival date. If booking less than 60 days in advance, payment must be sent in full. 9. MINIMUM STAY. This Property requires a two-night minimum stay. The minimum stay increases during holidays (three-night minimum) and peak season (seven-night minimum). 10. CLEANING FEE. The cottage is cleaned and inspected prior to check-in and after departure. There is a $75, non-refundable fee for this service. Guests are still responsible for reasonable cleanliness. There is to be no food left behind, the floor should be broom-clean and trash must be properly disposed of. Owner is authorized to reasonably charge Guest for any damage or excessive cleaning incurred, and for time and materials required to correct inventory problems. (See #6.) 11. NO DAILY MAID SERVICE. Daily maid service is not included in the rental rate. 12. FALSIFIED RESERVATIONS. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and Guest will not be permitted to check in, or removed from the property without refund. 13. WRITTEN EXCEPTION. Any exceptions to the above-mentioned policies must be approved in writing in advance of check-in. 14. PARKING. Parking is limited to four vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally-parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 15. STORM/LAKE POLICY. No refunds will be given for storms or acts of nature that prevent the use of the lake. 16. DAMAGE/INJURY/LOSS. Guest is solely responsible for any property damage, accident, or injury to any person or loss sustained by any person, including loss of money, jewelry, and other items of personal property arising out of or in any way related to Guest’s use of the property or items of personal property provided by Owner. Guest shall inspect and become familiar with proper use and application of such items prior to using them. Guest herby agrees to defend and indemnify and hold Owner harmless from any and all claims, including those of a third party arising out of or in any wary related to Guest’s use of the property or items of personal property provided therein. Guest assumes the risk of injury (including death) or other losses related to the lake, boating, or other recreational activities and will defend and indemnify and hold Owner harmless with respect thereto. Guest agrees that liability includes missing or damaged home contents. Owner is not responsible for articles lost, stolen, or left behind. 17. RIGHT TO ENTER. Owner and/or his agents and employees may enter the Property for necessary repairs, maintenance, or other purposes. 18. PHONES. The cottage has no telephone. Cell phone reception works well. 19. Cable / Wifi. Time Warner cable and wifi is provided.

Our home helps you relax and take in lake life the moment you enter. It has authentic, original knotty pine decor that is beautiful and homey. With a wide open floor plan, you can view the lake and Bristol foothills from the kitchen all the way through to our "lake" room via the huge picture window. Our 50' wide lakefront property has a level walk to the lake or to the dock, fishing off of which is loads of fun. Lake access is just a step into it or a boat ride off the end of the dock! (Please wear water shoes.) The lovely lapping sound of water puts your mind at ease while you sit on our spacious patio with plenty of seating, table space, sun-shading umbrella and Weber grill. We have lawns on both sides of the road that provide for plenty of room to play games. The road, off the main drag, is quiet and neighbors are friendly. The fire pit is great for roasting marshmallows or making s'mores. Restaurants, stores, gas stations, wineries and scenic trails are all a short distance away. Our favorite two restaurants in town are only five minutes away from the cottage. With three bedrooms, two of them have queen beds, the third one has a single and trundle bed. All bedrooms have in-window air conditioners. The living room also has an air conditioner large enough to make living comfortable in the rest of the house. One bathroom has a full tub/shower combination; the second bathroom has separate shower and toilet facilities. Washer and dryer are there for your convenience. Located on the quiet west side of Honeoye Lake, just 1.1 miles from the town of Honeoye, this updated 2 bedroom 1.5 bath cottage is new to the rental program. A large deck overlooks the lake and is a great location for relaxing and grilling dinner. A long 200 foot grassy backyard slopes down to the 50 feet of private lakefront, seawall and dock. Bookings are Saturday to Saturday in July, August, and early part of September. Shorter stays are negotiable off season. This cottage, situated on the east side of Conesus Lake, has been a labor of love – just completed in August 2019. We’re pretty excited! Furnished like it’s our own home. We hope you’ll enjoy the custom artistic lighting, cozy furniture, linens, dishes, stainless steel appliances, etc. as much as we do! The home presents a wonderful space for those in town for weddings or family reunions, parents w/ students moving in / out of SUNY Geneseo, corporate or personal activities in Rochester… or for just plain ole "me" time. The proximity to the lake is fantastic. A rustic lakefront patio, level beachfront, 2 kayaks, a paddleboat, dock and swimming area come along with the cottage rental. Our renters also have priority for great rates (separate contract) on pontoon boat rentals or chartered rides. If you happen to have your own boat, there are two marinas and a NYS boat launch nearby. The cottage is (of course) wonderful on warm summer days, but is also super comfortable for rainy, colder or winter days. It’s stocked with games, flat screen TVs, fantastic outside spaces including a wraparound deck, front and backyard patios, and a small “event” barn behind the home – plenty of options and flexibility. Our cozy lakeside cottage is located in the beautiful Finger Lakes region on the Western shore of Honeoye Lake. It is the perfect quiet getaway for couples or a family. This two bedroom, one bathroom cottage is cozy and recently updated. The cottage is 440 square feet with two small bedrooms in the rear, one bedroom with a single bunk and the other with a single/double bunk. As of 2017, we have a brand new massive deck that is approximately 16X24 and extends out towards the water with an amazing view of the lake. The cottage is affordable yet has many comforts of home with a 3 piece bathroom. Kitchen includes full size fridge, microwave, stove, kettle, coffee maker. Also Window AC Unit, TV, internet access, dvd player and propane BBQ. The galley kitchen is fully equipped with all kitchen utensils so bringing your own items is not required. The kitchen table extends out and a shelving unit is available for storage. The living area has a futon couch which doubles as extra sleeping space and has two large chairs by the window providing a great lake view. The sliding glass doors off the living area leads onto a wood deck with a breathtaking view of the lake. There is a patio table and chairs for outside meals and lounging. The private fire pit is great for night time gatherings and is just a few steps away from the stairs leading down to the 50 feet of shared waterfront (with 2 other cottages) as well as a shared dock with our close neighbour. Our cottage is located in a world class wine & golf region, outdoor activities and quaint shopping in the small town of Honeoye. It is a two minute drive from a beach/playground/pond area (Sandy Bottom Beach located on the North Shore of Honeoye Lake) that is perfect for swimming and fishing when the seasons permit. Main Street is 2 minutes away which includes several restaurants, take out pizza, a café including ice cream, grocery store, dollar general, gas stations, liquor store, hardware store etc. Trident Marina is located directly across the lake which is a full service marina including a bar area and restaurant. On the lakeside of the first level is a spacious great room, with comfortable living room furniture, which includes a Queen Size sleeper sofa, a 55” flat screen cable TV, dining table that seats 6-8 guests, and a country kitchen. Sliding glass doors lead to the lakeside deck, outfitted with chairs and tables for outdoor meals or keeping an eye on the lakefront activities. The staircase in the foyer leads to the second floor. At the top of the stairs to the right is a small bedroom with a single bunk set, ideal for children. Across the hall is a bedroom with a Queen Size bed, 32” cable TV, and large closet. A full bathroom with sink, commode, and shower is located further down the hallway. The oversized master suite offers a spectacular view of the lake, and is outfitted with a King Size bed, a sitting area with a Queen Size sleeper sofa, and a 50” flat screen cable TV. Large closets adorn the back wall, and a spacious, ensuite bathroom with large shower make this an ideal space for those looking for quiet time away from the group. The stairs behind the kitchen lead to the finished lower level. Ideal for entertaining, the open family room features a gas fireplace, living room furniture – including a Queen Size sleeper sofa –and wet bar with mini fridge and another dining table that seats 6-8 guests. In the rear is a full bathroom with shower, great for those coming in from the water! The sliding glass door leads out to the furnished lakeside patio and level yard. Come during Summer to enjoy the lake, during Fall to enjoy the foliage, or during Winter to be close to the slopes, regardless the season, you’ll feel comfy and right at home! Rest easy in 1 of 2 bedrooms; queen in 1 room, and a twin over double bunk bed in the other. You'll find our clean cottage has all that you need & want while away!

The master bedroom has a King sized bed and overlooks the lake. The second bedroom has a Queen sized bed and also has lake views. Upstairs is a HUGE bedroom suite which also overlooks the lake. This bedroom has a Queen Bed, Double Bed, Futon, and a half bath. The downstairs is a big family room which also overlooks the lake and has a fridge, pool table, table w/6 seats, full bath, second seating area, including a 32" TV, & pull-out sofa. From the downstairs, walk out to a large deck with lots of seating. 2 Kayaks, a Canoe, a Rowboat, and many life-jackets are included with the rental. There's a long dock with plenty of space if you're bringing a boat. Good water depth with large swimming area as well. There are 2 firepits outside, a gas grill & a picnic table. A short drive to Eagle Crest & Deer Run Wineries, Minnehans Fun Center, lots of great restaurants, grocery stores, and more. There is a contract required. This is a self cleaning rental. Renters also have the option to bring sheets & towels or can rent them from us at $10/set (up to 6 sheet sets & 12 towel sets).

Kitchen is fully equipped with built in microwave, gas stove, fridge dishwasher. plenty of cupboard space plates, pots and pans, silver ware +are provided. sheets and towels are provided for weekly renters. A good size deck with an awning is attached lake side of the house, makes it a time to sit, enjoy the view and relax, day or night.
